Whistler Grand is a brand new condo development in West Coast Vale of District 05. The 99 year leasehold project comprises of 2 majestic towers standing at 36 storey high on the 210,883 sq ft land. There will be a total of good density of 716 luxurious residential units with 2 shops serving the residents. Car park allocation is of a 1:1 ratio and is tucked under the condominium into 2 basement levels, presenting convenience of direct access to homes from the carpark lifts.

It all started from the land bidding exercise in January 2018 and City Developments(CDL) won two of the 3 sites tender. Alongside with Handy Road site near Dhoby Ghaut, the West Coast Vale site where Whistler Grand condo is under construction now was bided off at $472,4 million or $800 per square foor per plot ratio(psf ppr), the highest among 6 other bidders.
Factoring the cost of construction, the breakeven Whistler Grand psf was estimated to be in the region of $1250 psf and to be for sale between $1400 to $1500 psf. However in the 2nd quarter of 2018, the government stepped in and implemented 2 cooling measures. One of which is by setting a higher stamp duty for every category other than first property buyers being Singapore Citizen and Permanent Resident in July, the other is to reduce the loan to value by 5%. In view of these measures that might slow down the sales, the project’s first launch of 240 units were going an an attractive average of $1380 psf. This saw 150 units being sold on the first day and mostly are from en bloc sellers and first time buyers. Industry watchers credit the relatively healthy sales to the attractive Whistler Grand price.
The estimated Whistler Grand TOP date is approximately yer 2022 where owners can start to collect keys for their defects checking and move in. Investors too, can start to rent it out for immediate rental yield despite the project not obtaining the CSC until about 12 months later.
