Le Quest Condo is a brand new commercial mix residential development located in Bukit Batok West Avenue 6. The 99 year leasehold site commencing from 29 August 2017 has an estimated site area of 14,696.70 square meters with a plot ratio of 3.0. Le Quest will be featuring 516 exclusive residential units, a retail mall on level 1 and a child care center on level 3. The residential units will span across 5 blocks of 16 storeys starting from level 5. There will be 49 retail shop units, 49 restaurant units, 1 supermarket, 1 food court and 1 childcare center in Le Quest to cater to the daily need of residents.

In May 2016, this mixed commercial and residential site attracted overwhelming response with 11 developers submitting their hopeful bids. The Le Quest site sits on a 158,194 square feet land and has maximum permissible gross floor area of about 474,591 square feet. This magnificent response for the demand of Le Quest came in as a surprise sighting the lacklustre property market over the past few years.
Besides the 516 residential units, the Le Quest condo will feature shops and childcare cener in the retail mall occupying a maximum gross floor area of 64,583 square feet. The rare mixed development was successfully bided at $301.2 million by renowned Chinese developer Qingjian Realty. With the land size at 474,591 square feet, the price is translated to $635 per square foot per plot ratio(psf ppr). Factoring in all construction, marketing and miscellaneous cost, theLe Quest psf should be anywhere between $1250 per square foot to $1350 per square foot on average. Taking reference from other developments unit size, if a 1 bedroom unit is at 450 square feet, the Le Quest price is estimated to start from $560,000 to $607,000.
Experts believe the popularity of the Le Quest is due to the massive transformation to the western region of Singapore. Poised to be the second CBD of Singapore, Jurong Gateway located at Jurong East already has a large commercial hub, International Business Park, an abundance of shopping mall such as IMM, Westgate, The Big Box, JCube and JEM. In the near future, there will also be a High Speed Rail that leads from Jurong East to Kuala Lumpur directly, this will in turn be of utmost convenience to residents of Le Quest Singapore as we are just a few minutes drive away!

The recent announcement of Jurong Region Line has confirmed that there will be a station along Bukit Batok Road in front of Dulwich College(Singapore). The Le Quest Tengah Park MRT will be ready around 2026 and that will definitely bring much more convenience to the residents in the area.
