Florence Residences | Hougang Ave 2 Condo | Former Florence Regency

Florence Residences will be the face-lifted Florence Regency HUDC that was successfully en bloc in the third quarter of 2017. Located in the mature Hougang Avenue 2 of District 19, the new Florence Residences condo will feature 1410 luxurious residential units. The development comprises of 9 towers standing at 18 storeys high and most importantly, with an equal number of parking lots to units ratio.

The new Florence Road condo offers a magnificent 270 degrees unblocked views, overlooking the landed homes around it. Florence Residences is designed around the concept of a club condominium where lifestyles are brought to a next level. Though club concept condos are not uncommon nowadays in Singapore, this is definitely one of the first, if not the first in a sub urban area. 

Walking out from the side gate at Florence Road, residents can take a short stroll along the landed estate leading towards Kovan MRT station and the many eateries along Upper Serangoon road. 

Unlike others en blocs, the Florence Residences collective sales is not a bed of roses. Their valuation of $629 million by Colliers International, which is also their asking price, did not found any buyer by the closing of tender on 27 September. The sale was taken over by JLL and they managed to land them an offer at the expected price from Chinese developer Logan Property (Singapore).  

The land where Florence Residences sits on is amazing. It is surrounded by low rise landed housings and establishments such as the landed houses at Realty Park and Poh Huat/Florence Road estate, the Hougang stadium/swimming complex along Hougang avenue 10 and the Serangoon Junior College. This means that most of the units in Florence Residences Hougang get to enjoy unobstructed views.

Considering the site has existing buildings on it, the Florence Residences TOP date is not of a long wait expected to be by March 2023. It is with much anticipation that dwellers in the area will look forward to this beautiful development, a big change to the outlook of the good old  Hougang Avenue 2.

Amazing connectivity of Florence Residences Former Florence Regency

Florence Residences location is pretty convenient for drivers. Ingress and egress via Hougang Avenue 2, motorists can easily access the Central Expressway(CTE). Within a 20 minutes drive, places such as the Marina Bay Sands, Tanjong pagar, Orchard Road and Chinatown. 

As for public transport, there is a bus stop right in front of the Florence Residences entrance where there are 5 bus services to enjoy. Alternatively, you can take a short stroll to either Kovan MRT station or Hougang MRT station where the Bus Interchange is situated too. 

It is a blessing that in Singapore, our transportation system is ever changing for the better. It was announced in January 2019 that the first phase of the Cross Island Line has been finalised and will feature 12 stations. 

 The Cross Island Line is the eighth MRT line in Singapore aimed to service current and future developments in the Western part of the island cutting through the middle and right into the Eastern region. Stretching around 50 km in length, it targets to complete by 2030 and the first 12 stations include: Bright Hill, Teck Ghee, Ang Mo Kio, Tavistock, Serangoon North, Hougang, Defu, Tampines North, Pasir Ris, Pasir Ris East, Loyang, Aviation Park and Changi East Depot. Noticed that the new line actually cuts across Hougang whereby the existing station will turn into an Interchange where commuters from Florence Residences can enjoy the convenience of 2 MRT lines soon!

Florence Residences Developer Logan Property at Hougang Avenue 2

The developer of Florence Residences is a renowned International developer with over 2 decades of developing experience. Established in 1996, Logan Property Holdings Company Limited is listed on the main board of the Stock Exchange of Hong Kong. Other than real estate development, their wide range of businesses include general contracting of construction and engineering design. 

Logan Property started in the building business focusing on Guangdong, Hong Kong, Macao and the Greater Bay Area. With a vision to “Building a Better Life”, they have since developed more than 150 residential projects.
